With anxieties from many people in the UK about whether they will be able to afford their own home or have access to essential local services and amenities. The pressure is firmly on governments, ministers and the private sector to address this. The recently elected government had promised in its manifesto it will deliver 1.5 million new homes within this parliament (which takes us to 2029). To achieve this, an average of 300,000 homes need to be built each year. To put this into perspective in 2023/24 a total of 232,470 were completed in England. Although up from a few years ago, there is a way to go to meet these targets as the last time the 300,000 figure was exceeded was in 1969-70!
The Deputy Prime Minister and Secretary of State for Housing, Communities and Local Government Angela Rayner has announced a new controversial plan to achieve this target. The changes that this government believe are required are reforms to the planning system, a return to mandatory targets and in conjunction with recalculations on where new housing will be prioritised. This means more of a focus on building on what’s been dubbed by the government suburban ‘grey belt’ areas rather than in cities.
It’s now up to governments of all levels and the public and private sector to work out the logistics of delivery of these target.
